A home inspection is kind of like an annual check-up at the doctor. It’s used to make sure things are working properly & it can be useful in spotting things that might eventually become a problem
Some people actually think we come equipped with a crystal ball, a flux capacitor or even X-Ray vision! Unfortunately, we can’t go into the past, go “Back to the Future” or, like Superman, see through walls.
Disclaimers are boring so I won’t get into that but please understand we can only visually inspect what we see today. Every house is different just like every customer has different expectations of what a home inspection should be. However, we know some people like to read the report in its entirety. Attached we provided you with a full copy of our Standards of Practice & Disclaimers.
If you are reading this then obviously the details matter to you. You’d make a great home inspector.

PH Test Results It is the most important chemical factor to be maintained in swimming pools. pH is measured on a scale from O to 14 with 7 being neutral. Pool water pH is best when kept in the range of 7.2 to 7.8. | ||

Visual Water Clarity @ 1’ It is important to make the distinction between clean water & clear water. While it is ideal to have both, it is possible to have one without the other. Clean water (i.e., healthy water) is characterized by effective disinfection & sanitization & usually a high Oxidation Reduction Potential (ORP). Clean water is balanced water, with a residual of free available chlorine, low combined chlorine (if any), & no visible bather waste (like oils on the surface or scum lines). | ||
Visual Water Clarity @ 3’ For your information… 7 Ways to Clear Cloudy Pool Water 1. Balance free chlorine (FC) levels. 2. Eliminate ammonia. 3. Get rid of young algae. 4. Monitor & balance pH & TA levels. 5. Correct calcium hardness (CH) levels. 6. Backwash filter or replace filtering agent. 7. Decking Material Close Up Along with the fun of owning a pool comes the maintenance of owning a pool. Fortunately, if you stay on top of it, cleaning your pool deck doesn’t have to be a massive undertaking. Regular cleanings & taking care of small issues as they arise will lead to a pool deck that lasts & looks beautiful for years to come. |
Skimmer Box There are two types of pool skimmers. One is the net you attach to a telescopic pole used to get leaves & debris out of your pool. The other is attached to the side of your pool & acts as the entryway to your pump & filter. Pool skimmers are like little buckets built into the side of the pool. They hold skimmer baskets, which perform a similar function to the handheld leaf skimmer, keeping leaves & debris from entering your pump and filter. | ||
Pool Scups Again, your pool’s skimmer comes in handy when describing how the main drain works. Much like a skimmer, your pool’s main drain is an outlet that houses a pipe that runs to the pump & connects to the larger system. But how it actually works—just like every other part of your circulation system—is entirely reliant on the pump. When the pump isn’t on, water isn’t actively being sucked from the main drain. Instead, it’s more or less stagnant on the drain, though without plugging the main drain entirely, some water will lazily work its way into the pipes. Filled with debris. Clean out. |

The Pump We all know what would happen if we were suddenly without our hearts. Hearts pump blood throughout our bodies that is rich in nutrients to help sustain us. Pool pumps work in the same way. They create the flow of water that circulates chemicals evenly throughout our pools so that they can effectively sanitize the water. They carry water from the pool to the filter, heater, & chlorinator so that it can be filtered, heated, & sanitized before re-entering the pool. |
Fireman Switch Dirty intake/exhaust vents could impede their ability to function. Fireman Switch Timing The purpose of the fireman switch is to turn off the heater 15-20 minutes before the pump. This ensures maximum use of the hot water. | ||
Water Outlet Routinely check for leaks. This is where it goes OUT for circulation. Water Inlet & this is where it comes IN | ||
Isolation Valve These keep the water from flowing out of the pipes when working on the equipment. Isolation Valve “Motion is lotion.” They say. Not a bad idea to exercise these every now & then. | ||

Life-Saving Devices Did you know that lack of safety equipment is blamed for over 75% of swimming pool deaths? Prevent unsupervised pool access with pool safety equipment like physical barriers & alarm systems. Pool safety equipment typically accomplishes three main goals: - Preventing pool access - Sounding the alarm when a person or pet enters the water - Rescuing someone who has entered the water |
Deck Drainage Pool perimeters (decks) are designed to collect water from the patio & divert it to another desired location. | ||
Ladders, stairs, diving boards All structures should be firmly SECURED. Stair treads covered in a non-slip, durable material with a strip 2.5-5 cm wide in contrasting color All ladders & means of egress must be maintained in good condition & in place as required with corrosion-resistant handrails. | ||
Safety Signage is a must! Swimming pools are areas where safety is an extremely important concept, & sometimes visual communication is necessary to provide warnings & reminders for swimmers. |
About Clearances Be sure to check your specific jurisdiction. Power lines operating at not more than 50 kV are permitted above the pool & elevated surfaces associated with the pool or above the adjacent area, provided there is a clearance of at least 7.5 m (24.6 ft) measured from the outer edge of the pool or from other elevated surfaces associated with the pool. The IRC specifies that an overhead service drop crossing directly above a pool or above an area measured horizontally within 10 feet of the edge of one must be a minimum of 22.5’ away from the edge of the water, measured in any direction. | ||
Deck Safety, Clearances & Obstructions At the minimum, you should leave 3 feet around the perimeter to keep STUFF out of the pool, but the chances are you'll want considerably more. How much space do you need for a pool deck? A good rule of thumb is for a deck's square footage to be at least the same as your pool's square footage. To illustrate with a simple example, say a rectangle pool is 15 feet wide by 30 feet long. With a 450-square-foot pool, the deck should also be at least 450 square feet. |
